Project Overview
Golden Grove Estate is a phased hospitality and conference development in Karen, planned around a main conference hall, two restaurants, conference rooms, a hotel reception, retail and wellness facilities and a cluster of A-frame guest units. ISM Engineering is delivering the works in clear stages, starting with site clearing and setting out, then the perimeter wall and the main building structures, with each stage planned so the next can begin without delay.
The main buildings rise in load-bearing machine-cut stone, tied together with reinforced concrete columns and ring beams and topped with structural steel roof framing. The A-frame units take a lighter and faster route: light gauge steel frames on raised steel ground beams and concrete plinths, closed in with dark standing-seam cladding and fully glazed gable ends. Running the two systems side by side lets the guest units progress while the heavier buildings take shape.

The plot was cleared, levelled and set out, opening access routes through the site while retaining the mature trees that frame it.

Boundary Wall
A machine-cut stone perimeter wall with reinforced concrete columns secures the site and defines the edge of the development.

Main Buildings: Structure & Roof Steel
Load-bearing stone walls, reinforced concrete columns and ring beams rise across the main buildings, followed by structural steel roof trusses and purlins.

A-Frame Units: Light Gauge Steel
Each A-frame is framed in light gauge steel on a raised steel ground beam, then closed in with dark standing-seam roofing and cladding and a glazed gable end.

A main conference hall, breakout conference rooms and two restaurants form the events and hospitality core of the estate.
Guest & Wellness
A hotel reception, A-frame guest units, a gym and a spa, with a later phase of cottages set into the landscape.
Support Buildings
Retail shops with an ablution block, a laundry, a powerhouse and staff quarters support daily operations.
